Buyers’ Agent

Position Description: Rent, buy, or sell property for clients.  Perform duties, such as study property listings, interview prospective clients, accompany clients to property site, discuss conditions of sale, and draw up real estate contracts. Includes agents who represent a buyer.

Duties and Responsibilities:

1. Present purchase offers to sellers for consideration

2. Act as an intermediary in negotiations between buyers and sellers.

3. Compare a property with similar properties that have recently sold to determine its competitive market price.

4. Advise clients on market conditions, prices, mortgages, legal requirements, and related matters.

5. Promote sales of properties through advertisements, open houses, and participation in multiple listing services.

6. Accompany buyers during visits to and inspections of property, advising them of the suitability and value of the homes they are visiting.

7. Prepare documents such as representation contracts, purchase agreements, closing statements, deeds, and leases.

8. Confer with escrow companies, lenders, home inspectors, and pest control operators to ensure that terms and conditions of purchase agreements are met before closing dates.

9. Interview clients to determine what kinds of properties they are seeking.

10. Coordinate property closings, overseeing signing of documents, and disbursement of funds.

11. Generate lists of properties that are compatible with buyers’ needs and financial resources.

12. Review property listings, trade journals, and relevant literature, and to attend conventions, seminars, and staff and association meetings to remain knowledgeable about real estate markets.

13. Coordinate appointments to show homes to prospective buyers.

14. Answer clients’ questions regarding construction work, financing, maintenance, repairs, and appraisals.

15. Evaluate mortgage options to help clients obtain financing at the best rates and terms.

Should Require Minimal Supervision:

The successful team member must be able to work with little supervision to prioritize and accomplish multiple tasks, although general instruction and/or functional guidance may be provided on some tasks to be performed. Must be able to address and resolve issues and take the initiative to follow through to ensure appropriate success at appointment setting.  Must be a self-motivated person and driven to succeed.  Must be able set and achieve goals.

Inside Sales Associate (ISA)

Position Description: To provide sales support by setting face-to-face appointments to our team of Real Estate Agents.  This position consists of repetitive tasks and tracking.

Duties and Responsibilities:

1. Outbound Calls – calling of leads and follow up calls on all leads setting up appointments and then follow up by email, text and phone to make sure they show up for appointments.

2. Inbound Calls/Leads – answer and respond to incoming phone calls try not to let it go to voice mail while working, respond to emails, and respond to voice messages from potential buyers/sellers – set up appointments for agents.

3. Tracking – continually tracking the status of leads from start to finish.

4. Lead Conversion  – converting 10% of all NEW leads into appointments weekly – insure 75% of appointments show up (follow-up with buyers agent to make sure that happens) – communicate with buyers agents to make sure they get 90% of all leads signed to loyalty agreements (keep track) and then follow up with buyers agents to make sure they close at a minimum of 60% of the loyalty agreements signed (this person needs to keep track of everything) – 3% of ALL New leads should result in a closing.

5. Buyers – only set appointments for buyers that are 6 months or less out from buying.

6. Communication – communication is essential – must communicate with leaders and all sales associates on a daily basis – must be able to interact professionally and effectively through verbal and written communication with all leads.

7. Reports – responsible for weekly reports and have a weekly meeting with one of the leaders.

8. Appointments – always try to schedule the listing or buyer appointment for the agents and try to do this in the first attempt after you have been able to make contact with the lead – follow up on the appointments set with emails, texts and phone calls – also the agents should call the appointments within 24 hours before the appointment to build rapport, build commitment, and improve the SHOW UP make sure you are reminding the agents to do that…  learn and set FSBO/Expired appointments – set these leads on campaigns too.

9. Affective – being affective with clients on the phone; must be comfortable with following a script and be able to learn objection handling at a high level.

10. MLS – learn the MLS.

Showing Assistant

Position Description:

1. Assist the lead agent by showing homes to buyer clients

2. Assist the lead agent by identifying homes that meet the criteria as specified by the lead agent after he/she has completed a needs analysis.

3. Close buyer clients to contract offers

Duties and Responsibilities:

1. Driving buyer clients to homes

2. Working with buyer clients to refine their needs and wants based on seeing homes

3. Finding homes that meet buyer clients’ criteria

Key Skills:

1. People oriented

2. Happy, positive

3. Ability to spend a large amount of time driving in his/her car

4. Ability to analyze clients’ needs and wants and match them to homes

5. Learning based
